The face of your property, and many times the listing's "hero shot" is an exterior photography picture. The grounds and surrounding area are often just as important to capture as the interior, as such we take great care in ensuring the quality of work is on par with any interior work we do. Our photographers know the exact time of day or exact moment in a day to best capture the exteriors of your property. We are also well versed in sky replacement editing should it be a cloudy day on your shoot.

Who doesn't love the photos you see in magazines like Architectural Digest or Elle Decor? The photography in those magazines were composed to distill the essence of a room or a staged area into a perfect shot. Now, it doesn't always have a place in real estate photography since you're often looking to capture the largest angle of a room to show off the size and space of a property. BUT, some properties need that extra touch to drive more traffic - especially when the details, staging, and layout are so compelling. That's where architectural style photography comes into play.
When choosing us to capture your home in this architectural manner, we focus on capturing "vignettes" of your listing to help give your home more personality and depth. It's the type of photography that brings you and your marketing to a whole new level - separating you from the pack. One of the most important ways to get your listing sold is to bring potential clients in with jaw-dropping pictures. Cue twilight photography! Our years of expertise has fortified our ability to know when and how to capture your listing in the most dramatic way possible. Coupled with our superior editing techniques, we know how to make your photos POP while still retaining the natural look of the home.
This type of photography is perfect for homes that have great exterior lighting (up-lights on the house, the grounds, and pool lighting, etc.). It is also ideal for properties with a lighter exterior (houses with dark exteriors don’t typically turn out well). It normally starts about 20-30 minutes after the sun has set and lasts for another 10-15 minutes after that.

As much as twilight photography is the star of the show, pre-twilight photography is a close runner-up! What's the difference between the two? Well, pre-twilight photography is best for properties with minimal exterior lighting. It is also ideal for properties with darker exteriors because not as much light is needed (but is also perfectly fine for light exteriors).
Pre-twilight is shot around 15 minutes before the sun has set, when the sky is changing colors with dramatic pinks, yellows, reds, and purples. Not all days are created equal so sometimes the color change is pretty minimal but regardless, shots of your property will look markedly better than during the day because there is no harsh light creating shadows on the house and there enough light left to light the exterior and show off a dramatic sky. And again, combined with our advanced editing techniques, we know how to best capitalize on the shots we take.

Just like our premium virtually staged photography, but half the price! The only difference between the two is the quality of staging elements and the amount of lighting and shadows taken into account. You could best describe it as feeling "less real" compared to our premium version. This is best for non-luxury listings/spaces but can definitely be done for anything you want! Plus, the turnaround time is generally faster. Check them out and see if you can see a difference!
We like to tell our clients that half the work is done at the photo shoot. That's because the other half is done in the editing room. We do a whole host of basic edits when we process photos for any regular shoot but sometimes photos need an extra push to get it to where it needs to be. Sometimes that could be adding fire to a fireplace, a screen to a TV, removing distracting wires or cracks, changing out the furniture, removing large distracting objects, replacing skies or window views... so on and so forth. And of course, we've got you completely covered!

Located in the confines of the ultra-exclusive Royal Oaks community of Encino this expansive estate boasts high quality finishes throughout an extraordinary layout. Voluminous/Soaring high ceilings, two sweeping staircases, balconies, abundance of windows & everywhere you turn a view to enjoy the amazing views overlooking the valley skyline and omnipresent night lights. 9 bedrooms each one bigger than the other, 11 bathrooms each offering their own unique captive style.
This home is a prime example of our unlimited photography package. Packed with exterior, interior, pre-twilight, twilight, and replacement photography, you can really get a sense of what we can do when given the reins to capture a property as we've been trained to do.
Elegant and majestic, this Santa Barbara courtyard style Spanish estate was captured for Barbi Pappas of Vista Sothebys Manhattan Beach. Classically designed and exquisitely appointed, this home is graced with antiqued French oak floors, Arte International lighting, 11ft. beamed ceilings and 8ft. doors. The grandeur of the house is palpable, yet retains an intimate feel, as the entire 4,886-sf. home is on two levels with plenty of entertaining space and excellent flow.
It's rare to be able to photograph such a perfect home from inside and out and this property has that in spades. For this property the agent had us capture exterior, interior, pre-twilight, aerial, and architectural photography. Not all rooms we staged so only the best of the staged photos are shown - but do more than enough to showcase our style and what the home has to offer.
